Nakheel Properties, a property complex located in JVT, is popular for both renting and buying property. The neighbourhood has a geometric triangle configuration and is divided into 9 ‘numbered’ districts. There are over 5,000 luxury villas and townhouses surrounded by landscaped gardens. Villas have different configurations and are offered at different prices.

Most of the properties in the complex are villas and townhouses, but there are also apartment complexes. The two-bedroom villas have large plots that allow them to be upgraded to six bedrooms, subject to Nakheel’s permission and payment of a fee.

The interiors of the villas are luxurious and feature architectural styles including Mediterranean, Arabic, Moorish and Spanish. The villas have modern features including mosaic flooring, arched doorways, carved columns and wide windows. The complex is a great choice for couples and large families, attracting expats and locals alike.

Jumeirah Village Triangle (JVT) offers a variety of rentals including duplexes, furnished and new flats. Rental rates vary depending on the amenities offered and start from AED 30k per annum. The residential apartments in the area are built with safety in mind and have classic Mediterranean architecture.

The apartment complexes are located on the outer edges of the neighbourhood, surrounded by enclosed courtyards. The buildings have light pastel colours such as cream, pink and brown. Each flat has spacious rooms, a furnished kitchen and living room, with access to a balcony overlooking the manicured lawn. The bedrooms have en-suite bathrooms and fitted wardrobes.

The flat classifications include studios, 1, 2 or 3 bedroom flats and are preferred by singles, couples and small families. There are both fully furnished and semi-detached flat options. Currently, JVT is still developing and the apartments offered are in demand among tenants.

Property for rent in the Jumeirah Village Triangle (JVT) area offers a wide range of accommodation options including studios, 1 and 2 bedroom flats as well as villas and townhouses. Over 3,000 villas are currently available, with a further 2,000 under construction.

Studio rents in JVT cost AED 29.9k (USD 8,100) per year, while 1-bedroom flats range from AED 39.9k to AED 95k per year. For 2-bedroom flats you usually have to pay about 66k AED (17.900 USD) per year, and for 3-bedroom flats – 178k AED (48.400 USD) per year. Villas for rent in JVT are also available with different number of bedrooms and cost on average from 166k to 304k AED per year. Townhouses for rent vary from 1 to 4 bedrooms and cost from 110k to 220k AED per year.

The average selling price of a 1-bedroom apartment in JVT is 711k AED, and prices for 2-bedroom apartments range from 690k to 1.9 million AED. Villas in JVT also have different prices – from 2.2 to 4 million AED for a 2-bedroom villa and an average of 4.4 million AED for a 5-bedroom villa.

Townhouses in the region also vary in price, with 1-bedroom townhouses costing around AED 1.4 million and 2-bedroom townhouses averaging AED 2.3 million. Upgraded 3-bedroom townhomes are priced from AED 1.5 million to AED 2.8 million. JVT is one of the best neighborhoods in Dubai in terms of rental yields for 1-bedroom apartments, while The Imperial Residence is one of the best buildings to invest in apartments and Mediterranean Villas is a popular area to buy villas in JVT.

Studios in JVT offer the highest return on investment at 7.15%. They are followed by 3-bedroom flats with 5.59% return on investment, while 1-bedroom and 2-bedroom flats offer 5.38% rental yield.

As for villas, spacious 5-bedroom villas offer 6.79% return on investment, followed by 1-bedroom homes offering 6.34% return on investment. A 3-bedroom villa can generate 5.96% rental income, while 4-bedroom and 2-bedroom properties round out the list with 5.18% and 4.94% expected return on investment.

In Jumeirah Village Triangle, the most popular developments are JVT District 5, Noor Apartment 1, Imperial Residences, Al Jawhara Residences and JVT District 2.

JVT District 5 is located in the centre of the district and offers an abundance of sports facilities, parks, restaurants and educational institutions.

Noor Apartment 1 is a low-rise complex with a variety of flat options.

Imperial Residences is a mid-rise complex offering many amenities for a family lifestyle.

Al Jawhara Residences and JVT District 2 are also popular among flat renters and buyers. These complexes offer good living conditions with various amenities such as security, parking, fitness centres and swimming pools.

Finding parking spaces in JVT is not a problem for residents, as residential villas are equipped with dedicated entrances for parking up to and more than two cars. As for the apartment buildings, there are designated parking spaces for each of them.

As this is a gated community, there are currently no subways or bus stops in the area, so residents have to rely on taxis. However, the nearest bus stop is about 10 minutes away in the neighbouring Dubai Production City area. Dubai Internet City metro station is the closest, about 15 minutes away.

There are three major supermarkets in JVT: F Mart, New Safestway Supermarket and Triangle Supermarket. The most central and largest of the three supermarkets is F Mart Supermarket, where residents can go for large groceries. Other convenience stores in the area include Danat Express and Cherry Grocery.

Alyaziah bint Ahmad bin Mubarak Masjid is located in area 4 of JVT and is the only community mosque for residents. At other times, residents can attend Saleh Mohammed Bin Lahej Mosque in JVC or Samad Mosque in The Springs neighbourhood.

As for members of the community who profess the Christian faith, there are several churches located in the nearby Al Muntaza Jebel Ali neighbourhood such as the Evangelical Christian Church of Dubai, Dubai Mar Thoma Church and Saint Mina Coptic Orthodox Church.

On the other hand, residents practising Sikhism and Hinduism will find the Guru Nanak Darbar Temple within a 15-minute drive, while the Shirdi Sai Baba Temple, located in Dubai Marina, is a 17-minute drive away.

One of the best nurseries in the area is considered to be Jumeirah International Nursery. There is also Kids Kingdom Nursery, as well as nurseries in neighbouring JVC areas – Raffles Nursery Town Centre, Amity Pre-School, Kids World Nursery and Stepping Stones Play School.

JVT is home to two British schools – Sunmarke School, offering first to thirteenth grade education, and Arcadia School, offering quality teaching from primary to secondary grades. In addition, there is Dubai British School, a well-known school with a British curriculum, in neighbouring areas.

Although there are no universities in JVT, nearby options include Keystrokes University and Concordia University, as well as American University in Dubai and Middlesex University in Dubai, both of which are located in Knowledge Park.

Residents of the Jumeirah Village Triangle neighbourhood in Dubai can access several medical clinics and hospitals located nearby. These include Mediclinic Springs Clinic, which offers paediatric services, and Alcon Dubai Eye Centre, located directly in the JVT area. The Umm Suqeim 1 area is also home to Medcare, a multidisciplinary medical centre where qualified medical staff and state-of-the-art radiology and laboratory facilities are available.

In addition, residents can easily access several renowned hospitals in the neighbourhood. NMC Royal Hospital in Dubai Investments Park, Saudi German Hospital in Al Barsha and Al Zahra Hospital on Sheikh Zayed Road (E11) are within a 15-20 minute drive from Jumeirah Village Triangle.

The Jumeirah Village Triangle (JVT) area of Dubai will soon be home to the Al Khail Avenue shopping centre, which offers a variety of shopping and entertainment options. This mall will include many shops, cafes, restaurants, a Waitrose supermarket and numerous entertainment facilities including a cinema. At the same time, JVT residents can check out other malls in the region such as City Centre Me’aisem and Mall of the Emirates, which offer a wide range of shopping and entertainment options including cinemas, restaurants and Ski Dubai indoor ski resort.

JVT also features cafes and restaurants such as Forni Pizza & Manakeesh, Safestway Cafe and Dine Inn Restaurant. However, neighbouring areas such as City Centre Me’aisem and JVC have plenty of other lunch and dinner options including Socialicious, PINZA and Desert Wok Restaurant.

One of the best incentives to live in Dubai is its exotic beaches. Jumeirah Beach or JBR Beach is located close to JVT, just 20-22 minutes away. Apart from the stunning coastal views, guests can visit the many cafes and eateries along this beach. The Walk at JBR Beach’s famous shopping centre, The Walk at JBR, has many fine and reasonably priced restaurants where visitors can indulge in their favourite dishes.

Residents can enjoy strolling and relaxing at JVT Community Park or visit the City Centre Me’aisem mall. Also within a short drive of the neighbourhood is The Springs recreational resort, which offers golfing opportunities.

For the adventurous, there are many attractions in the south-eastern part of the neighbourhood, such as Dubai Sports City and Dubai Autodrome. Not far from JVT is the Dubai Miracle Garden, the largest flower garden in the world. The north-eastern part of the neighbourhood also has beaches and Aquaventure water park.

The neighbourhood has public parks with tennis courts, cricket and football pitches, as well as walking and cycling paths. Children can play on the playgrounds and adults can enjoy a jog surrounded by nature. JVT also has a sports ground for footballers and several popular gyms such as Gymnastex JVT and Noor Fitness.

For beauty-conscious individuals, salons and spas such as The Dollie Sisters, Chi Nail Spa and Gladys Beauty Salon are available. Additionally, the area offers beauty salons in Dubai Production City and Jumeirah Village Circle, as well as spas such as Sunshine Spa and Massage Centre and ReFive Spa.
