Al Furjan’s mid-range prices make it one of the most affordable areas to buy villas in Dubai. Quortaj, Dubai Style, and other neighborhoods offer 3 to 5 bedroom villas that are ideal for budget-conscious investors.

3-bedroom apartments in Al Furjan offer the highest return on investment at 8.06%. One-bedroom apartments yield a return on investment of approximately 7.87%. 1-bedroom apartments offer investment returns of approximately 6.85%. The average yield for 2-bedroom apartments is 6.60%.

In Al Furjan, the first place is occupied by 3-bedroom villas with an average yield of 6.62%. In the second place are 4-bedroom villas with a return on investment of about 4.93%. The third place is occupied by 5-bed villas with a return on investment of about 4.77%. Finally, 6-bed villas are an investment option with a return on investment of 4,71%.

In the Al Furjan neighborhood, a host of developers have planned new projects. Villas will be represented by Nakheel Properties’ Murooj Al Furjan complex, where 4 and 5-bedroom villas surrounded by green areas will be available. It is scheduled for completion in the second quarter of 2024. Other housing options include GEMZ by Danube and PEARLZ by Danube, vertical residential developments by Danube Properties. PEARLZ by Danube will have 14 floors and offer apartments of varying sizes, while GEMZ by Danube will offer more luxurious options with various amenities such as a swimming pool and high-end gym. GEMZ by Danube is scheduled for completion in the first quarter of 2025.

Parking spaces are available both near the Pavilion Community Center and near the Clubhouse, which offers 300 parking spaces. The buildings are also equipped with underground parking lots, and visitors can park on the streets. Villas are provided with separate garage parking.

Public transportation includes Al Furjan metro station as well as nearby stations such as Discovery Gardens station, Ibn Battuta station and Jebel Ali station. Bus and cab services are also well developed in the area.

Supermarkets include Spinneys Al Furjan, W Fresh and West Zone. Carrefour Market and Carrefour Hypermarket at Ibn Battuta Mall are also nearby.

There are several mosques in the area, as well as nearby churches and temples including St. Gregorios Orthodox Church, Al Furjan West Mosque, Al Yaqeen Mosque and Masjid Abdullah Ali Al-Chaafar, as well as a Hindu temple at Jebel Ali and a Sikh gurdwara at Guru Nanak Darbar.

Al Furjan is home to the environmentally focused Arbor School, which offers a high quality education based on the National Curriculum in England. Dubai Investments Park is home to the Lebanese Institute, University of Balamand in Dubai, which offers accredited undergraduate programs. Another university is the Russian Synergy University, which offers various undergraduate and graduate programs.

There are also several hospitals in the area, including Medicentres Al Furjan Pavilion, a primary care clinic, and Advanced Care Oncology Center, a cancer center.

Al Furjan is adjacent to various neighborhoods including Discovery Gardens, Jebel Ali Village, The Gardens, Green Community, Jumeirah Park and others. The area is also well connected to Jebel Ali and Abu Dhabi as well as other areas such as Dubai Investments Park, Sports City and Jumeirah Golf Estates

The Quarter has its own supermarkets, over 10 restaurants and 24 outlets in each of the two pavilions. Nearby is Ibn Battuta Mall, best known for its unique architecture and is the world’s largest themed mall. Ibn Battuta Mall offers over 420 stores, 50 restaurants and a 21-screen movie theater. Al Furjan is also home to various restaurants including Oregano, Shanghai Station and The Garden Restaurant, serving Italian, Chinese and international cuisine respectively. Discovery Garden, which is nearby, is known for the variety and affordability of restaurants of different cuisines. For those looking for licensed establishments, Movenpick Ibn Battuta Gate is recommended, which has a full bar in all its restaurants and lounges.

The nearest beach is at Dubai Marina (20 minutes by car).
This beach is located on the waterfront, which also has restaurants, stores, and even an outdoor playground and fitness center. A little farther away is Al Sufouh Beach.
If you’re looking for entertainment, the Reel Cinemas movie theater at Jebel Ali Recreational Club is a 10-minute drive away. Also recommended is the Switch Bowling Center at Ibn Battuta, which offers an unusual bowling experience with neon lights.
You can try paddleboarding at JA Jebel Ali Beach Hotel or other water sports. Shooting and horseback riding at nearby clubs are also possible.

Parks and landscaped playgrounds, and new parks are being developed. The neighborhood also has the Al Furjan Club, where residents can take advantage of a swimming pool, sports court and gym. The Gardens and Discovery Gardens neighborhoods are also home to many parks.

Al Furjan Pavillions is located close to the residential complex, where residents can find all the services and amenities they need, including beauty salons, pharmacies and cafes. There are also ongoing community events at these locations that residents of the neighborhood can participate in. For example, The Ark UAE Children’s Community Center hosts fun activities for children.
It is important to note that the area is well connected to the city’s main highways, but traffic jams can occur during peak hours.

This area is strategically located near Expo City and residential property prices are expected to skyrocket once the city is completed. This is one of the best neighborhoods to buy land ownership in Dubai.

You can take the 85 and F43 buses, which pass close by. The MRed metro station is located in Al Furjan on Gardens Boulevard (D591).
